How does the free valuation work?
Our online valuation gives you an indicative value straight away, based on the location, size and condition of your home. For an accurate value we visit free of charge and without obligation. An indicative value does not replace a visit on site.
Which certificates do I need to sell a home in Flanders?
In most cases: an EPC, an electrical inspection report, a soil certificate, a planning extract and flood-risk information (watertoets). For a building from before 2001 an asbestos certificate is also required. We request them for you and check everything is in order before the property goes live.
What must a property advert contain?
In Flanders an advert must state, among other things, the EPC label, the planning designation and permits, the flood-risk information (watertoets) and the status of the asbestos certificate. That is why we show these details on every listing.
What is a sealed-bid sale?
Each prospective buyer makes one written offer without knowing the others. After the agreed date the seller compares all offers and chooses. It is a fair way to sell when there is strong interest.
What do 'under option' and 'sold subject to conditions' mean?
Under option: a prospective buyer has been given a short period to decide, the sale is not yet done. Sold subject to conditions: a sales agreement (compromis) has been signed, but the sale still depends on a condition, usually mortgage approval.
How long does it take to sell my home?
On average we find a buyer within about two months, depending on the property, the price and the market. Then comes the sales agreement and, about four months later, the deed.
How long from sales agreement to deed?
Usually about four months. In that time the buyer arranges financing and the notary carries out the searches. We follow everything up until the deed is signed.
What does an estate agent cost?
Our commission is 2% + VAT on the sale price. It is agreed in writing in advance in the brokerage agreement, so you know where you stand from the start.
Can I follow my sale online?
Yes. When you sell with us you get access to a personal file showing progress, documents, viewings and offers. You sign in with a link we send to your e-mail address.
